External Wall Insulation Costs & Grants in the UK

If you're looking into external wall insulation cost or external wall insulation grants, this guide breaks down what to expect in 2026 — typical per-m² pricing, how quickly the savings pay you back, and which UK funding schemes you may qualify for.

How much does external wall insulation cost?

For a typical UK home, ETICS (External Thermal Insulation Composite System) installation costs between £100 and £160 per square metre, fully installed with render finish. A three-bedroom semi-detached house usually falls in the £8,000–£15,000 range depending on wall area, insulation thickness, access, and the render system chosen.

  • Terraced house (~80 m²): £8,000 – £12,000
  • Semi-detached (~100 m²): £10,000 – £16,000
  • Detached (~140 m²+): £14,000 – £22,000+

Quotes vary with substrate condition, scaffolding requirements, and window/door detailing. Always get an on-site survey before committing.

Payback period from energy savings

ETICS typically cuts heat loss through walls by up to 40%. For a solid-wall home currently spending £2,000+ a year on gas, that's often £400–£700 in annual savings. Payback usually lands between 10 and 18 years — but the comfort and EPC improvements happen immediately, and properties with a better EPC rating consistently sell and let for more.

UK grants for external wall insulation

Two main schemes currently fund external wall insulation for eligible households:

Great British Insulation Scheme (GBIS)

Aimed at homes in Council Tax bands A–D (England) or A–E (Scotland/Wales) with an EPC rating of D, E, F or G. GBIS can cover a large share — sometimes all — of the ETICS installation cost. No means-testing is required for the general group; low-income households qualify for enhanced support.

Energy Company Obligation (ECO4)

For low-income and vulnerable households living in properties with an EPC rating of D or below. ECO4 often funds ETICS in full when combined with other measures like loft insulation or a new heating system. Eligibility usually requires receipt of a qualifying benefit (Universal Credit, Pension Credit, Child Benefit within income thresholds, etc.).
